You are buying an apartment and wondering whether everything is clean. Or selling property and wanting a contract that actually protects you. Or dealing with a tenant who will not pay. Any of these can cost you tens of thousands of euros if not handled properly.

I check the property certificate, the legal history of the property, the existence of mortgages or other encumbrances. I prepare or review the purchase agreement, manage the notarization process, and handle registration with the Cadastre. If you are buying — I make sure you are paying for what you are getting. If you are selling — that your money is secured.

I also represent clients in property disputes: landlord-tenant issues, eviction, unpaid rent, co-ownership disputes. Every real estate case is different — so I draft every contract individually, not from a template.

Frequently asked questions

Why do I need a lawyer when buying an apartment?

Because the property certificate may show something different from what the seller is telling you. I check for mortgages, ongoing lawsuits, zoning restrictions, and risks that are not visible at first glance. It is cheaper to pay a lawyer now than to fix a problem later.

What documents are needed for a property transaction?

A property certificate, a purchase agreement notarized by a notary, proof of paid property transfer tax, and personal identification of both parties. I prepare and verify all documents — you just sign.

How long does a property transfer take?

After notarization, registration with the Cadastre is usually processed in 15-30 days. The entire process — from verification to completed registration — typically takes 1-2 months.
